Is Your Building Properly Protected from Water and Gas Ingress?

Written by Michaela Rowland | Oct 21, 2024 8:16:04 AM

Here's how to choose the right structural waterproofing system.

When constructing below-ground structures like basements, tunnels and foundations, ensuring long-term protection from water ingress and ground gases is critical. Choosing the right structural waterproofing system isn't just about compliance with regulations - it's about safeguarding your investment, ensuring building integrity, and maintaining a safe, dry environment.

But with various waterproofing options available, how do you determine which solution is best for your project? Let's break it down...

Why Structural Waterproofing Matters

Waterproofing your structure isn't just an afterthought - it's an essential part of construction that protects against water ingress, dampness, and even harmful gases. For basement structures, this becomes even more critical, as these areas are vulnerable to seepage and flooding. By using the right system, you can:

  • Safeguard against water damage and mould
  • Ensure compliance with British Standard BS 8102:2022 for waterproofing performance

Grades of Waterproofing: What Does your Building Need?

The British Standard BS 8102:2022 outlines different grades of waterproofing performance based on the intended use of the structure. Understanding these can help you determine the level of protection your project requires:

Grade 1a: Seepage and dampness are tolerable. Ideal for structures where minor water ingress won't interfere with the use.

Grade 1b: No seepage, but some damp areas are allowed

Grade 2: No seepage, and minimal dampness is acceptable due to internal air moisture

Grade 3: Zero water ingress. Perfect for environments where even slight dampness could be problematic

Each grade offers a different level of protection, and choosing the right one depends on the intended use of your structure and the surrounding environment.

The Three Types of Structural Waterproofing Solutions

British Standard BS 8102:2022 also details three main types of structural waterproofing systems:

Type A (Barrier Protection)

A separate waterproofing membrane is applied to the structure. This can be installed internally or externally and can be pre-applied or post-applied.

Examples of Type A Products:

Maxiprufe Plus
Combi-Seal
Hydroprufe DPM

Type B (Structurally Integral Protection)

The structure itself is made water-resistant using reinforced concrete or watertight concrete additives, which also protect construction joints.

Examples of Type B Products:

Hydrocrete
Cemflex VB

Type C (Drained Protection)

This system incorporates an internal cavity drainage system with sump pumps to control water ingress.

Examples of Type C Products:

Hydroflow HP8
Hydroflow Channel

Combining Waterproofing Systems for Maximum Protection

For complex or high-risk environments, a combination of Type A, B and C systems is often used to ensure maximum protection. This is especially important for structures that need to meet Grade 2 or Grade 3 waterproofing requirements, or for sites dealing with ground gas risks or contaminated land.
